The same basic traditions or techniques apply in Clearwater Beach FL home purchases that work well in Clearwater FL or even Tampa FL. Before touring houses in any community located here you will want to get a loan pre-approval letter if you will be borrowing money.

At a higher price-point you will better off having the loan past underwriting as well. For cash purchases of a house or condo proof of funds should be no more than 30 days old. The property title search will most often be just fine. However, not always. I have seen some crazy stuff show up. This should be well tracked and the buyer and their realtor should both be made aware of any discrepancies. This is one of those reasons why you need an experienced realtor.

Final Loan Approval will usually occur within the first 30 days of new beach homes. Do not be surprised if during the purchase process of any beach homes that the seller's agent is in contact with your lender making sure it is going well. Give all of the documents needed as soon as possible to your lender and make sure you apply for the loan within the timeframe provided in the contract. When that 30 day period for final approval is closing perform the tasks laid out in the contract, this is very important.

Usually with a cash purchase this can be done in 10 to 21 days. With financing involved it takes 4 to 6 weeks. Your bank and title company will be making sure the closing numbers are agreed upon and you will get a copy of the final numbers before closing. Your deposit counts toward your total expenses and the title company will make sure you know how the remaining funds need to be delivered to them. Expect about an hour for the closing process, then the keys to your condo or house are all yours.
